Compare roofing bids without guessing
The short answer
Ask every roofer to price the same written scope and explain how concealed damage will be handled. Compare the specified materials, removal, flashing, disposal, permits, schedule and warranty documents before comparing totals. A brand name alone does not describe the installed roof.

Specify the work around the material
Use a comparison sheet for removal, preparation, roof details, protection of the property and cleanup. Ask each bidder to mark an item as included, excluded or still to be assessed. This is a procurement checklist, not a roof design specification.

Price uncertainty explicitly
Ask how the contractor will document damage discovered after removal. Agree how proposed extra work will be described, priced and approved before it proceeds. An open allowance and a fixed item are not interchangeable when you compare totals.
If a bidder proposes a different method, request a separate alternative so the base bids remain comparable. Technical suitability needs a qualified local professional.
Plan the handover
Request the exact product and workmanship warranty documents, final inspection information where applicable, and a list of maintenance responsibilities. Record who handles a future leak complaint and what evidence they need. Keep these details with the signed contract.
